Direct booking terms

1. Provider and scope

These terms apply to binding bookings through the direct-booking function of this website with Jürgen Deutschmann, Chalet Bergblick, Kreuztal 5a, 8812 Sankt Blasen, Austria. Any individual written agreement in your offer or booking confirmation takes precedence over these terms.

2. Direct booking and booking confirmation

Before completing your booking with an obligation to pay, you will see your travel dates, the price components including separately itemised visitor tax, the total price and the payment schedule. You can review and correct your details before completing the booking. The booking becomes binding immediately when the website confirms that it has been successfully completed. Receipt of the deposit is not an additional condition for the contract to become binding. You will also receive the booking confirmation, agreed details and these terms by email. An enquiry alone remains non-binding.

3. Booking price, visitor tax and total price

The booking price comprises the accommodation price and mandatory final cleaning of €190 once per stay. Final cleaning is listed separately in addition to the nightly price. Visitor tax is €2.50 per person aged 15 or over per night for nights up to and including 30 November 2026, and €2.80 for nights from 1 December 2026. Children under 15 do not pay visitor tax. For a stay spanning this date, each night is calculated at the applicable rate. Visitor tax is shown as a separate item. The total price displayed before you complete the booking includes the booking price and visitor tax. Only the booking price for accommodation and final cleaning is used to calculate the deposit, the remaining share of the booking price and any cancellation fee; visitor tax is excluded from that calculation basis and added separately to the balance.

4. Deposit and balance

When the booking is confirmed, a deposit of 30% of the booking price is due via the payment method stated during booking. According to the choice recorded during booking, the remaining 70% of the booking price is payable either online no later than 14 calendar days before arrival or in cash on arrival. The separately itemised visitor tax is due together with this balance. If the booking is confirmed 14 calendar days or less before arrival, the deposit and – if online payment was selected – the balance including visitor tax are due immediately. If cash payment was selected, the balance including visitor tax remains payable on arrival. The amounts, due dates and payment details are displayed before you complete the booking and recorded in the booking confirmation.

5. Free cancellation

Cancellation is free if it reaches us no later than the exact point 72 hours before the check-in time stated in the booking confirmation. The threshold itself is included in the free cancellation period. Receipt of the cancellation and the Europe/Vienna time zone determine whether it is timely. For example, if check-in is confirmed for Friday at 3 pm, a cancellation received through Tuesday at 3 pm is free. All amounts already paid, including the deposit, are refunded in full following a timely cancellation.

6. Late cancellation and no-show

After the free-cancellation deadline and in the event of a no-show, the cancellation fee is 30% of the booking price. The deposit is applied to that fee. You may prove that we suffered no loss or a substantially lower loss. Revenue from rebooking the same dates is credited when calculating the fee. Any further amount already paid is refunded after deduction of the justified cancellation fee.

7. How to cancel

Send a clear cancellation with your name and travel dates to juergen.deutschmann@icloud.com. We will confirm receipt in writing. The time at which the notice reaches us determines whether the deadline was met.

8. No statutory 14-day right of withdrawal

Holiday accommodation at the chalet booked for specific dates is generally exempt from the statutory 14-day right of withdrawal under section 18(1)(10) of the Austrian FAGG. The agreed free cancellation through 72 hours before confirmed check-in remains unaffected.

9. Confirmation in a durable form

We send the binding total price with its individual components including visitor tax, travel dates, payment choice and due dates, confirmed check-in and check-out times, and the version of these terms applying to your booking with the booking confirmation by email so that you can save them.

10. Check-in and check-out

Confirmed check-in is from 3 pm on the arrival date; check-out is by 10 am on the departure date. All times refer to the Europe/Vienna time zone. The free-cancellation deadline is calculated from the 3 pm check-in time stated in the booking confirmation, unless a different check-in time has been individually agreed and confirmed in writing.
